Hi, I’m looking for a device for playing audio notifications inside living areas. I would like to use this to implement door bell functionality, also apartment intercom system, maybe others. Ethernet connection with PoE would be ideal. Obviously, Ha integration is a must. Do you have any suggestions?

Then look to see if your device that meets your needs music wise and with HA compatibility.
Honestly I’d look at the music assistant player page because it’s got a really good compatibility matrix. Why the music? It’s the more advanced case and the one you’ll make your decision on… Almost anything that has speakers can do TTS these days. And if you get something compatible with your favorite music that supports MA. Then you can almost guarantee it will TTS and therefore support your Doorbell case.

Then pick your hardware based on that support matrix.
HAVPE or waveshare s3. These are quick and easy and will do what you want. WiFi though. Esphome is great however. No intercom function currently but there is a project that I believes allows for it.
Else a standard intercom is what you want. Maybe sip phone.

Ethernet is a hard requirement. No WiFi please.
You didn’t say how loud you need it but I use an ESP32 with an RTTTL passive buzzer to alert me when door bell rings. Only good for hearing in the room the device is. ESP32 can come with ethernet port.
Dahua VTO doorbells have sip function and are POE. They have API so combined with HA you can create intercom. They also have built in relay and sensors contacts so you may extend function.
