HA Green + Zigbee for Rental Energy Control – Sanity Check Before Buying

Hi all,

I’m setting up Home Assistant Green for a small vacation rental and would appreciate a quick sanity check before buying hardware.

Goals:

  • Control mini-splits (Daikin Emura 3 + Mitsubishi Kirigamine Style):
    • Turn off if windows open or no presence
    • Enforce temperature limits (e.g., 21–22°C range)
  • Turn off WiFi Ariston water heater when guests are out
  • Presence-based lighting & bathroom heater control
  • Zigbee leak + smoke/CO alerts

Plan is HA Green + Zigbee network.

Questions:

  1. Recommended stable Zigbee USB coordinator?
  2. Reliable Zigbee window + presence sensors (PIR vs mmWave for rental)?
  3. Best approach for local control of Daikin/Mitsubishi units?

Priority: stability, local control, minimal maintenance.

There are (should be, maybe) HA-Integrations for All your HVAC Devices, i suggest you read up upon your device and these integrations You intend to Use for Those Devices

In Regards to 1. And 2 , there are Alot ! various experiences of Zigbee Devices, Coordinators And Integrations of same, So your questions in this regards, will give you advises" from People with their own “circumstances/solutions/experiences” etc. etc.
Basically You wont get any “Generic” Answers , and so i won’t give you any

In regards to Your Goals, You might “reconsider” what your potential Customers would “Want”
…I.E coming into a “Cold” Bathroom, with “Cold” Water ? ( Or Water “accumulated” in the range of i.e 20-40 degrees ? ( Health Inspections Wouldn’t approve this )
