Mains-powered Zigbee motion & presence sensors — recommendations?

Hi all,

I’m looking for reliable Zigbee sensors that wire directly into a wall box (mains-powered, no transformer, no batteries). Ideally flush-mount / recessed so they sit clean in the wall/ceiling. I use Zigbee2MQTT.

I need two types:

  • PIR motion sensors — classic motion detection
  • mmWave/microwave presence sensors — for detecting someone sitting still

Any models you’d recommend or avoid? Thanks!

Quick update — I should clarify that I always meant ceiling-mounted sensors, not wall-box recessed. My original post was misleading on that point.

I did some research in the meantime and here’s a summary for anyone landing on this thread:

mmWave presence sensors (mains-powered, ceiling-mount):

  • Linptech ES1ZZ (also sold as Moes ZSS-LP-HP02, Tuya TS0225) — ~€25. Supported in Z2M. Great at detecting stationary people. Warning: it’s chatty on the Zigbee network, so be careful on large meshes.
  • Tuya ZY-M100-24G (24GHz) — ~€20-30. Supported in Z2M. Quieter on the mesh than the Linptech, configurable sensitivity and hold time.
  • Avoid: 5.8GHz variants like ZG-205Z (unreliable detection), Aqara FP1 (obsolete) and FP2 (Wi-Fi, not Zigbee).

PIR motion (mains-powered):

Basically doesn’t exist in the Zigbee consumer market. The whole PIR category is battery-powered (SNZB-03P, Aqara P1, etc.). Multiple threads going back to 2021 asking for the same thing with no good answers. If someone knows a genuinely mains-wired Zigbee PIR with Z2M support, I’d love to hear about it.

Would still love community recommendations, especially around reliability of the Linptech on larger networks.
