I’ve been having a problem for a while now, where some of the UI panels take a LOOOOONG time to load or simply just don’t load at all. These include:
- File Editor
- HACS
- Terminal
- Settings → System → Add-ons
- Settings → System → Backups
I’m sure there are others too, but these seem to be the ones that are problematic all the time. If the screens load, they load after 5-10 minutes (!!!). Other times I can leave it up for an hour and the screen never appears. Screen just stays blank white. I don’t even get the animated loading icon immediately. It only shows up after several minutes IF the screen is going to eventually load. I haven’t been able to see anything in the logs to indicate that there is a problem.
Other screens that don’t have this problem load instantly or after a short loading delay, and all of my Smart Home stuff is working without issue. The problem seems to be limited to certain parts of the front end.

Ah I figured this out. Turns out the Terminal & SSH add-on was causing problems. Once I was finally able to get the Add-on’s panel to load, I disabled them until I found the culprit. Uninstalled it and now the UI is running great!
Trying now with the HACS version of Terminal & SSH, and it seems to not affect the UI performance.
Update on this. It seems that with the HACS version installed I have the same issues. Disabling the add-on restores normal behaviour.
Another update on this. I’m once again experiencing these slow downs on certain screens, and I don’t have either of the SSH add-ons installed. Furthermore, The more I let me install sit without a restart, the longer it takes to log into the UI, until eventually the UI will timeout after 15 minutes or so of waiting for the home screen to load.
As I mentioned above, I’m not seeing any problems in the log, and all of my smart home equipment and associated automations are working just fine. For example, I have an automation to message my phone whenever the doors lock or unlock. I get these notifications right away, even if I can’t access the UI.
I don’t know what else to try other than the nuclear option of reformatting and recreating the entire setup, which I don’t really want to do unless that’s my only option.
