New Tiny Home Build

I have a mate who is building a small home from scratch. Its a good time to try and plan the smart side of things. I have been using Home Assistant for a number of years but really only using wifi connected devices. As we are building this one from scratch we can run anything needed before the gyprock goes in.
I am looking for recommendations for which way we might go. Hardware etc.

Im located in Australia and the building is only 12m x 5m. It will have a wet area at one end with shower, toilet and laundry. A bedroom off that and then open plan kitchen and sitting/living room.

I want to have presence sensors, downlights, wall control, etc.

any recommendations in layout or hardware is greatly appreciated

I think my only recommendation is to run a Neutral wire to all switches, in that way you can place smart switches everywhere.

Definitely.
Wondering if there are good presence sensors off the shelf or if its better to knock a few up with esp32s and mmwave sensors.
Also anyone know the best supported and feature packed smart light and exhaust fan switches?
