Question about first setup

Hi

Currently looking on creating my first home assistant lab and wanted to see if someone could shed some light,

Currently i have a small home lab and wanted to implement monitoring of Smoke/temperature detector and water detector,

I was reading a bit and first i would need to install HA on a VM, then buy a gateway device which i think it would be this Aeotek Z-Stick (correct me if im wrong)

and for the sensor would be this
