Strange wiring in bathroom

I’ve been replacing the lights and exhaust fans in the bathrooms with Zooz Zen30 Double switches. First few - easy, super-smooth, exactly what the docs said type installations. The toggle is the light. The little button is the fan. Works great.

Then I went to replace the downstairs bathroom. And it’s different. I don’t know why. Maybe because it’s a half-bath (toilet and sink only).

The white wire is the line… Wait. What? Yes. White wire is the line. Yes. The line with the power. I don’t know why but I disconnected everything to separate it all out and triple checked my sensor equipment. The incoming power is on the white wire. It is one wire that loops around both toggle switches.

The copper ground is left dangling.

The black wire connects to the lights.

The red wire connects to the fan.

That’s all there is in the box in the wall…

  1. I don’t expect to be able to use the Zen30 I bought for this. This layout doesn’t match anything I found in their docs. Is there another manufacturer/device I can use? (I can do Z-Wave, Zigbee, wifi, and I’m still waiting on my Skyconnect to tinker with Thread)

  2. Just because I can doesn’t mean I should use this setup. Should I contact my electrician friend to re-wire this setup in a more standard way instead? Or should I pursue a different course for making these smart?

Thoughts?
Thanks!

You should contact your friend. A hot white wire is not that uncommon in a ceiling box. It should be marked by wrapping black tape towards the end of the wire.
