I have found some used Xiaomi sensors (door, motion & temo) in like new condition for a great price locally. I am running the latest version of HA and use an HUSBZB-1 & ZHA for all my Zigbee devices
Will these sensors work directly with my setup without the Xiaomi Gateway?
I have the same setup (HUSBZB-1 + many Xiaomi door, presence, and temp sensors). I use ZHA for everything and they work great. You just need to click ‘Add Devices’ in the ZHA panel and then put the device in pairing mode by holding down the button for a few seconds until the light starts flashing. With most Xiaomi products you need to press the button every five seconds or so to keep the device awake until the pairing process is complete.
The one exception to the above process that I have found is the water/leak sensor. In my experience, for that, you need to put the device in pairing mode before hitting the button in ZHA. It’s a pain every time because I forget that it’s different.
Xiaomi aquara sensors (non homekit) work fine with zha for me (also using a husbzb1 stick with hassos). Xiaomi stuff can be confusing though, with several of their sensors coming in very similar flavors (ie, door sensors for homekit or non-homekit). Afaik the non-homekit stuff is intended for use with a xiaomi gateway, which will work with a zigbee stick using zha integration with quirks. So just add a new device and off you go. Not so sure about the homekit versions though. Before you buy you may want to try and verify if they are homekit style or not. Not sure what markings may be present to tell them apart. I can upload a photo of an aquara door sensor if it helps.
It looks like the guy I was going to buy from sold them too someone else so I will have to try and source some elsewhere. It looks like I cannot get them locally in Canada, Is there a recommended place to purchase these from?
I bought mine off Amazon. It took more digging than normal to find them, since they aren’t pushed heavily on that site, but you can find them with reasonable shipping times (days not months… lots of xiaomi Amazon vendors use the slow boat so beware).
Btw, reading up on what I was calling ‘homekit versions’, I am not sure they are any different really. I think they are just advertising that they will work with homekit if you use their hub is all. Not sure but with Amazon’s return policy it wouldn’t hurt to give it a try, then return it if it doesn’t work with the nortek stick.
Edit: on a side note, since you have a nortek stick, you also have zwave capability. So I just wanted to make sure you are aware of the pro/cons of zigbee vs zwave before you buy a bunch of new sensors. If you aren’t sure what will work, it is wise to buy single sensors to test out before you buy the entire bill of materials. That way if you find for example you have several areas that need a good zwave device for reliability, you won’t be stuck with extra zigbee sensors collecting dust.
Zigbee is awesome for the prices and sizes, but sometimes the 2.4ghz can be a pita to deal with. Zwave is generally bulkier and more expensive, but also generally are much more reliable.
Thank you. I did have quite a job getting a stable zigbee network but it’s pretty solid now. I ended up changing the default zigbee channel to 11 and then moving my WiFi to 11 so there is as much separation as possible.
Do you happen to be using their vibration sensor? I was hoping to use it as a tilt sensor but it only shows battery and vibration. I’m wondering if that is not possible with the HUSBZB-1.

I am using the Developer / Events page, then under Listen to events / Event to subscribe to I type in zha_event and press Start Listen. Total silence
I really want to see if there is a better way to automate with the Aqara vibration sensor instead of my current trigger: - platform: state from: 'off' to: 'on'. I am running HA core 0.104.3 on Docker with a NUC and HUSBZB-1 and my Zigbee devices all integrate via ZHA. My Logbook says LUMI lumi.vibration.aq1 876ab234 ias_zone detected vibration but I see no events fired. If I subscribe to * very briefly then amongst the events I see is
I am not sure if the Xiaomi vibe sensor has an command to change from basic to binary report, but I fixed similar behavior on my aeotec recessed door sensors that way.
On a side note, I see lots of ppl looking to sense garage door open/close with a tilt sensor. That is the obvious way, but also 99% of garage doors (both roll up and 1pc) can be covered with a standard magnet Reed sensor mounted on the side of the door. Something to consider, especially with tilt sensors tending to be expensive or tricky to setup.
