I have the same Magic Home version with BOOT pin.
Did you manage to find a solution? I have 3 to flash but I don’t see any solution. Currently I have connected directly by the application but it fails and when it disconnects from Wi-Fi it resets automatically.

Same here. New version of the board. Connected:
TX-RX
RX-TX
GND-GND
BOOT-GND
V33-3.3V
I use the ESPHome Flasher on Mac OS and get:
Using ‘/dev/cu.usbserial-00000000’ as serial port.
Connecting…………………_____
Unexpected error: ESP Chip Auto-Detection failed: Failed to connect to Espressif device: Timed out waiting for packet header
I also tried connecting the 12V power supply and removing the 3.3V connection with no luck either.
Any ideas? Anybody had success with these?
Through some more digging i found this:
It appears that these new controllers can’t be supported. Not sure if this was mentioned above and i missed it.
Edit: It was alluded on a previous post. It’s really a shame
