Sonoff NS Panel Boot Mode issue

Hi all, new here so go easy on me. I am trying flash an NSPanel (not pro) to ESPHome. I cannot get it into boot mood. As soon as I ground the IO0 pin and reconnect the power, the panel fails to turn on. Without IO0 grounded, the panel boots up into eWelink as normal.
I have tried powering the panel using 3.3V from DSD FT232 adaptor, I have tried powering it from external 5V to the 5V pin on the board, I have tried powering it from the mains, I have used various sources for the ground including the built in ground pin, a second connection to the ground on the FT232 adaptor, ground from the mains panel etc.
Whatever I do, I get the same result - it boots fine in normal mode, as soon as I ground the IO0 pin the panel does nothing. Nothing on the screen and ESPHome Web cannot connect to it.

  1. Ground gpio0
  2. Apply power
  3. Release gpio0

It should then but in flash mode.

Is this the same issue?

Thank you for your reply. Still not working. There is nothing in the screen when trying to boot into flash mode and I would expect to see a bootloader menu etc.
