Which hardware should I buy

I am dipping my toes into Home Assistants. Have a wifi enabled TP-Link power outlet.

But now I would like a presence sensor for my kitchen.
And a water leak sensor for my pump in my basement.
And maybe some switches I can attach to a wire for a power cable to turn the ceiling light on and off.

For all of this I have been looking at some zigbee stuff on AliExpress but it also seems daunting and I would like to not buy something which is not compatible.
And do I need a hub of some sorts.

I hope somebody has the time to maybe give me some pointers?

It lists which devices are compatible with ZHA or Zigbee2MQTT.

Good coordinators: https://tubeszb.com/ especially if you have a PoE network switch. Then you can place the coordinator centrally in your house no matter where your HA server is located.
