Designing my new smart home

Hello Everybody.
This is my first post. I’m newbie from Spain.

I’m building my new home and of course I want an smart home. It will be pasivhaus without (or very few) heating or cooling systems. Passive houses need active people or active smart systems. So I have an ambitious proyect to start.
I want to automatize:

  • Every rooms lights
  • Rollers blind
  • Room speakers
  • intercom
  • Hot water system
  • Heating/air conditioning
  • Solar panels
  • Smart locks
  • Security cams
  • Garden irrigation
  • And so…

Big proyect, I think…

I was reading and reading and finally I think Wi-Fi automation with Home Assistant is the best and profitable way to get.
I have a Raspberry and I installed Home Assistant, but I have no sensors or actuators to work with. :crazy_face:

By the moment I’m thinking about wiring, Your help will be so useful.

I’m planning LAN wiring in every room to instal Wireless Access Point I think I will have two LAN one for domotic porpouses and another for general internet porpouses. Is that right?
The house will be made of concrete, so inalambrics will work poorly.

First at all I will automatize ceiling lights.
The electrician installer charges for each switch and light point, especially if they are switched. But to get the European certifications, the switches have to be certified.
I would like to have a classic solution, I mean each light wired with each switch for security, but only one for saving. So I was thinking about install classic switches with Shelly 1 switch inside.
I’m not sure if it will work with classic switch or momentary switch
It will need neutral wire on switch
May be there is a better solution with another brand.
Secoundary switches will work without wires only with WiFi, even without electrical wires, only with battery.
¿What do you think about?

For corridor and stair lights I was thinking to put motion sensors. Any suggest? It will be possible to coordinate with solar lights using astronomic timer, for example?

For rollers I will leave an electrical wire in each roller box to automatize later, with Shelly Relays or something like that.
I think it will be easy to make scenes with Home Assistant to up and down when needed. Of course It will need sun, wind sensors. It will be powewred with batteries or form electric power from roller box.

For speakers, What do you think? It will be easy to put spaker on ceiling. I think I will need to power it, and that will be all.
I was looking Sonos, that’s great but expensive. I hope there is cheaper options.
But at the moment I think the important thing is to leave electrical wires to power it, isn’t it?

For Intercom, again I have to proyect if leave a power and LAN wire or don’t. The out door is close to the house, so WiFi solution should be good enought.
I was looking for any solutions and mainly it work without any cable, it work with batteries and WiFi. (for example Xiaomi)
Really I would prefer cable solution. I think It will be stronger than inalambric solution.

Hot water, heating and cooling, solar panels, I think don’t have any requeriment about wiring. Only I will choose WiFi machines can be integrated with home assistant, Right?
No wiring problems. Here It will be more difficult programming, I think…

Security cams:
POE wired? I should leave wires each camera point, right?
Later I will need an NVR or DVR.
Really I don’t know. Now I only need to decide if put wires for cams or don’t.
So any help will be useful.

This is a long post with many doubts. I hope you can help me anybody with any area. Now my main problem is to decide how many wires I have to install to in the future everything work properly.
