Install the app, when on my WiFi - you can control some - but certainly not all - entities.
Just create a user in HA called ‘guest’ and simply give that user restricted access. Get your guest to use that username in the app. Done
Yep you can already do this! You can set up trusted_networks with trusted_users. They can log in as those users without any password: https://www.home-assistant.io/docs/authentication/providers/#trusted-users-examples
From there, you can restrict particular users dashboards and give them limited access.
