Mqtt binary_sensor fail

I hope I’ve included the relevant elements below as screenshots.

I have configured a mqtt binary_sensor but it fails to update:

I have played with variations of the config entry and mqtt payload but no luck…i.e. using “trigger” vs “state”,
state_topic with/without quotes, etc as various examples in other posts have indicated.

If it’s not obvious, I don’t really know what I’m doing. I have gone over all the forum posts that looked relavant and read the docs on mqtt binary_sensor (thus the “trigger” vs “state” attempt) so I hope someone can at least point me in the right direction. Thanks.

Using the following entity configuration as a guide, graciously provided by actran70AndyT on this post: Blue Iris Integration Tutorial - #272 by Kazzaw I was finally able to get this to work. No amount of fiddling with payload_on/payload_off would work.
