What are your thoughts?

Hi , i have recently done alot of research and found out that these 3 brand might work in my country which is Malaysia. So would like to get any advice from you guys . What are your thoughs on my floorplan.

Choosen Brand & Some Devices:

  • Aqara Xiaomi (Switches,Sensors Door@Motion)
  • TUYA (Climate Sensors,IR Universal)
  • Sonoff (Meter monitoring [Aircondition] )
    *Raspberry Pi 4
    *HUSBZB-1 (Support Zigbee & Zwave)

Things I should achieve:

  1. Make a local HUB
  2. Command / Automation can be done without internet connection
  3. Not using the brand cloud/Hub , Basically Respberry Pi and HA will be the HUB with HUSHBZB-1 for the Zigbee and Zwave

Side note: This is at my work office And below are my current Scene Set that i could think of:

SCENE SET

  1. Global Scene:
  2. When anyone enter the office , all the lights will be turned on
  3. When everyone is not in the office , all the devices will be turned off after timer ends
  4. Office Scene:
  5. When someone enter the office , light will be turned on
  6. When every leave the office , Aircondition and lights will be turned off
  7. Temperature & Humidity Sensor will keep the office at minimum level
  8. DevOps Scene:
  9. When someone enter the DevOps room , light and aircondition will be turned on
  10. When there is no activity in the DevOps room , light and aircond will be turned off
  11. When a certain temperature reached aircondition temperature will be modified
